- Replace the REAR door (36" x 80" prehung) and the window above the frame — the failing unit is the water-intrusion source
- New door lockset rides the new door
- New units finished brown to match the existing exterior
- Unit sizes to be measured before ordering (standard assumed for pricing)
- Adjust or replace the window screen that will not stay in place
- Patch the hole in the front siding (old camera mount)
- Remove the non-functioning rear vent (previous occupant) and repair the siding at the opening
- Siding/trim tie-in around the new rear door and window units as needed at install
- Over-the-range microwave, RECIRCULATING type (no exterior duct) — supply and install — replaces the removed rear exhaust vent
- Need: an outlet above the range location — confirm at job start (old kitchens may need one added)
- Install Sharon's garage door remote opener (device on hand — labor only)
- Supply and install 4 transition strips — bedrooms and laundry room doorways
- Includes fixing the one buckling strip (trim/shorten or replace)

By agreeing to these Terms and Conditions, the customer acknowledges and accepts the outlined responsibilities and scope of work.
Scope: All work described in the Included Scope above. Any work not listed is not included unless agreed in writing.
Optional add-ons (not included in the base total): master-bath vanity cabinet paint (10113) at $900; vanity countertop (10115) — granite at $1,000 or quartz sparkling white at $1,150, ONE top, either can combine with the cabinet paint. Paint finishes before the countertop is installed. Base $7,600; with cabinet paint + countertop: $9,500 (granite) / $9,650 (quartz).
Not included: full siding work, roofing, structural/framing work, drywall, interior doors, tiling, new garage flooring, kitchen remodel, crawlspace work. Fixing or re-ducting the existing rear exhaust vent — removed; kitchen ventilation is handled by the recirculating microwave included above. Repairs found beyond the new rear door + window units are quoted after opening.
Contractor supplies: new rear door + window units, siding patch material, recirculating range microwave, transition strips, faucets, light fixtures, camera, fasteners and hardware, debris disposal. Optional add-ons: cabinet paint, countertop (chosen material).
Notes: jobsite left clean once completed. Garage and patio areas are priced on assumed sizes (approx. 400 SF / 200 SF) — final measurement at job start; the estimate is updated before work begins if measurements change the price.
Warranty: 12 months workmanship.
Payment Terms (50 / 50):
· Total Project Cost — Base Scope: $7,600.00
· Deposit to Schedule: $3,800.00
· Final Payment: $3,800.00 on completion
· If optional add-ons are selected, the deposit/final recompute on the selected total (e.g. all options — $9,500 granite / $9,650 quartz: $4,750 / $4,825 deposit).
